How it works

  1. Send your files Email your rental bank CSVs, rent ledger, expense receipts, maintenance invoices, and any existing spreadsheets to hello@propflow.me with the subject "Tax-Pack Cleanup." Send what you have — we will flag what is missing.
  2. We organize and flag We sort transactions by property, match receipts, check for missing rent months, flag uncategorized or unclear items, and identify likely repairs vs. improvements for CPA review. We do not make tax determinations — we document the questions so your CPA can.
  3. Receive your tax pack You receive a clean, property-level spreadsheet, a receipt index, a flags list, and a final ZIP handoff package formatted for CPA or bookkeeper review. Turnaround is typically 3–7 business days after receiving all files.

Most single-property cleanups are completed within 3–5 business days after receiving all files. Small portfolio cleanups (up to 5 properties) typically take 5–7 business days. Custom or complex files may take longer. We will confirm a timeline when you book.

Does PropFlow file my taxes?

No. PropFlow organizes your rental records and prepares them for CPA or bookkeeper review. PropFlow does not file tax returns, does not provide tax advice, and is not a substitute for a qualified tax professional. The final tax pack is a set of organized records and flags for your CPA to review — not a completed tax return.

Is the cleanup service available for prior tax years?

Yes. The cleanup service is available for any tax year. If you have messy or incomplete records from a prior year, send what you have and we will organize and flag what is missing or unclear.
